DIB launches UAE off-plan home finance offering up to 50% funding for eligible nationals, residents and non-residents buying under-construction homes.
UAE property buyers can access financing of up to 50 per cent of the value of eligible off-plan homes under a new Dubai Islamic Bank (DIB) product available to UAE nationals, residents and non-residents.
Customers pay only the profit component during construction, with full principal-and-profit monthly instalments beginning upon property handover or within 24 months of taking the Off-Plan Home Finance, whichever comes first.
DIB has launched the new Off-Plan Home Finance proposition for customers purchasing under-construction freehold properties from leading developers across the UAE.
Introduced under the theme “DIB Home Finance – The Smart Way to Buy Off-Plan”, the Shariah-compliant financing solution is designed to facilitate remaining tranche payments linked to the developer’s construction milestones up to delivery of the property.
The product offers financing of up to 50 per cent finance-to-value.
DIB launches UAE off-plan property finance
It is available to eligible UAE nationals, residents and non-residents, including existing DIB customers across different segments, subject to applicable eligibility requirements.
Under the new product, customers do not immediately begin making the full monthly principal-and-profit instalment.
Instead, they pay only the profit component during the construction phase.
That amount increases progressively as DIB releases financing tranches to the developer in accordance with the agreed milestone plan.
The full monthly instalment, comprising principal and profit, begins upon handover of the property or within 24 months of taking the Off-Plan Home Finance, whichever happens first.
This means customers could begin paying the full monthly instalment before handover if the 24-month point is reached first.
Who is eligible for DIB off-plan home finance?
DIB’s current product information also states that customers pay only the profit amount until completion or two years, whichever is earlier.
According to the announcement, the proposition is available to eligible:
- UAE nationals
- UAE residents
- Non-residents
- Existing DIB customers across diverse segments
DIB’s published product information confirms that the financing is available across all emirates and offers up to 50 per cent financing.
DIB targets UAE off-plan property buyers

DIB is also exploring strategic collaborations with leading UAE developers to support wider access to its off-plan home finance proposition across major freehold projects.
The potential collaborations are intended to create a more integrated financing process for customers purchasing properties during construction.
The launch expands the financing options available to eligible buyers in the UAE’s off-plan property market, with the payment structure designed around construction milestones rather than requiring principal-and-profit instalments from the outset.
