Half of prospective Dubai villa buyers now seek four bedrooms or more, up from 44% a year ago, as demand grows for larger homes and premium locations.

Dubai’s villa market is seeing growing demand for larger homes, with as many as half of prospective villa buyers now searching for properties with four bedrooms or more, according to Property Finder data.

The figure has increased from 44 per cent a year earlier as Dubai’s growing population of high-net-worth individuals drives demand for larger properties, prime locations and premium finishes, while H1 2026 Dubai Land Department data points to a broader premiumisation trend.

As many as 50 per cent of prospective villa buyers are searching for homes with four bedrooms or more, compared with 44 per cent a year earlier, according to Property Finder data.

The shift comes as Dubai’s growing high-net-worth population accelerates demand for larger homes, premium finishes and properties in prime locations.

H1 2026 Dubai Land Department data also shows a premiumisation trend, with buyers increasingly prioritising quality of life over short-term value plays.

Dubai villa buyers

The changing preferences are influencing how developers target buyers seeking additional space for growing families, working from home and multi-generational living.

DAMAC Properties has responded to the trend with an initiative aimed at making it easier for buyers to move into larger properties.

Homebuyers can purchase a five-bedroom townhouse at DAMAC Islands 2 from AED3.55m ($967,000), comparable to the outlay on a four-bedroom townhouse until handover.

The initiative includes a 16 per cent down payment and waiver of the 4 per cent Dubai Land Department registration fee, reducing the initial cost of purchasing a larger property.

Amira Sajwani, Managing Director, DAMAC Properties, said: “Upsizing is not simply about acquiring a bigger property. It is about choosing a home that can accommodate the family you are becoming. An additional bedroom can serve many purposes over the life of a home; be it a study, fitness room, home office, or space for extended family. Through this initiative, we are making that long-term flexibility more accessible.”

Why are Dubai homebuyers upsizing?

The source identifies five circumstances that could encourage families to consider moving into a larger home.

• Existing homes no longer fit everyday life: Changing family circumstances can make previously adequate homes feel increasingly constrained. Limited storage, crowded communal areas and difficulties accommodating everyday routines can increase the appeal of a larger, better-planned property
• More generations are sharing a home: Multi-generational households can require additional bedrooms and private living areas. Homes accommodating grandparents, adult children, visiting relatives or live-in support can benefit from additional space that allows family members to live together while maintaining privacy
• Working from home requires dedicated space: Hybrid and remote working have also changed how households use residential space. Where dining tables, bedrooms or communal areas regularly double as workplaces, an additional room can provide a dedicated home office and create greater separation between work and family life
• Families are planning for future space requirements: Future changes such as having another child, older children requiring greater privacy or relatives moving into the household can also influence purchasing decisions. Moving into a larger home before those changes occur could reduce the need for another move later
• The household can afford the full cost: Financial capacity remains a key consideration when moving to a larger property.
