It also recorded the segment’s highest price per square foot at AED11,227 ($3,057).

The results point to continued demand from high-net-worth individuals (HNWIs) and ultra-high-net-worth individuals (UHNWIs) for properties on Palm Jumeirah.

Peter Stephenson, Co-Managing Director of OMNIYAT, said: “These results reflect the strength of our approach on Palm Jumeirah and the consistent demand we are seeing across our developments. Our focus is on delivering distinctive residences with exceptional quality and a highly considered living experience, while maintaining the standards of execution and detail that define OMNIYAT.”

Palm Jumeirah continues to attract international demand across the ultra-luxury residential segment in Dubai.

According to OMNIYAT, wealthy buyers are increasingly seeking distinctive homes combining quality and privacy with long-term investment value in globally recognised locations.

The developer said demand is focused on architecturally distinctive residences offering design, craftsmanship, privacy and curated lifestyle experiences.

OMNIYAT’s H1 performance covers its Palm Jumeirah developments The Alba Residences, ORLA and ORLA Infinity.

The developer said its results put it first for transaction volume, highest-value transaction and highest price per square foot in off-plan Palm Jumeirah sales valued at AED20m ($5.4m) and above during H1 2026.

The performance comes as international buyers continue to target the Dubai ultra-luxury residential market.
